A type of authorization that must be granted by a government or other regulatory body before the construction of a new or existing building can legally occur.
Open Permit:
An 'open building permit' means the permit was pulled but the property didn't receive a 'final'. The construction may be incomplete or perhaps inspections were just never ordered. While this seems like it could be less of a problem than no permit at all, the opposite is true. An open building permit is usually a deal-killer for any normal loans.
Expired Permit:
When building permits are issued, they include a built-in expiration date, governed by the Building Code. Once the construction work has commenced, the Building Permit shall become void if the work authorized by the Building Permit is suspended or abandoned for a continuous period of 180 calendar days.
Code Violation:
Violations that are life safety or for which immediate compliance is required pursuant to the code. Investigation of code violations and enforcement action happens when a citizen reports a potential violation. Types of violations that are typically reported and where to report them include: Vehicles, construction without permits, residential & commercial, tree/vegetation, noise and other.
Special Assessments:
Is the term used in the United States to designate a unique charge that government units can assess against Real Estate parcels for certain public projects. This charge is levied in a specific geographic area known as a special assessment district (SAD). A special assessment may only be levied against parcels of real estate which have been identified as having received a direct and unique "benefit" from the public project
Utility Department:
A company that generates, transmits and/or distributes electricity, water and/or Sewer from facilities that it owns and/or operates.
